Strata Electrical Consulting in Metro Vancouver

Strata corporations across the Metro Vancouver Regional District face a December 31, 2026 deadline for Electrical Planning Reports and a July 1, 2026 deadline for Depreciation Reports. CF Electrical delivers both, sealed by a P.Eng.

Strata building stock in Metro Vancouver

Metro Vancouver carries the largest concentration of strata corporations in British Columbia — concrete highrises through Vancouver, Burnaby Metrotown, Coquitlam Burquitlam, and the New Westminster waterfront; townhouse-dominant stock through Surrey, Langley, Maple Ridge, and Delta; and 1980s wood-frame walk-ups still common across the older neighbourhoods. The region's deadline pressure (December 31, 2026 for EPRs and July 1, 2026 for Depreciation Reports) puts most councils in active planning mode.

The deadlines that apply here

  • Electrical Planning Report (EPR): December 31, 2026 — under Strata Property Act s. 94.1 and Regulation 5.10. Required for every strata of five or more lots.
  • Depreciation Report: July 1, 2026 — under Strata Property Act s. 94 and Regulation 6.2. Required if the strata has never had a report or its most recent report predates December 31, 2020.
  • EV Ready Plan (EVRP): Voluntary, but the route to BC Hydro CleanBC rebates (up to $3,000 plan, up to $120,000 infrastructure). Becomes a rebate prerequisite on July 15, 2026.
