What we do

CF Electrical is a strata electrical consulting firm. We do not perform installation work. We produce three reports that BC strata corporations need:

Electrical Planning Reports (EPR) — required under Strata Property Act s. 94.1 and Regulation 5.10. Deadline December 31, 2026 (Metro Van / Fraser Valley / CRD) or December 31, 2028 (rest of BC).
EV Ready Plans (EVRP) — the formal route to BC Hydro CleanBC rebates (up to $3,000 plan, up to $120,000 infrastructure). Becomes a rebate prerequisite on July 15, 2026.
Depreciation Reports — required under Strata Property Act s. 94 and Regulation 6.2. Deadline July 1, 2026 (Metro Van / Fraser Valley / CRD) or July 1, 2027 (rest of BC).

Why a P.Eng-sealed report matters

Under BC OIC 497-2025, a Qualified Person to prepare an Electrical Planning Report or a Depreciation Report includes a Professional Engineer (P.Eng) registered with Engineers and Geoscientists British Columbia. The P.Eng credential qualifies the report-preparer for both Part 3 (complex) and Part 9 (simple) buildings — concrete highrises, mid-rises, wood-frame walk-ups, and townhouse complexes alike.

Every CF Electrical report is signed and sealed by our partner P.Eng. A single CF Electrical engagement covers any strata in BC regardless of building type. Councils don't need to verify scope or seek different providers for different buildings.

How we work

We own the process end-to-end. BC Hydro consumption-data requests, municipal drawing retrievals, EVEMS evaluations, council presentations — every step is on us. The strata council does not chase paperwork.

Pricing is fixed-price by proposal, not hourly. We deliver to the date we commit to. Reports that hold up. No surprises.

Intake

Send us your building details — number of units, address, and any documents you already have. We respond within one business day with a fixed-price proposal.

Site visit

A physical inspection of every electrical room, switchgear, transformer, and panel. Desktop-only reviews miss the constraints that matter.

BC Hydro data pull

We request twelve months of consumption data from BC Hydro on your behalf. Real demand data beats code-based estimates every time.
04

Analysis

Load calculations under Canadian Electrical Code rules 8-200 to 8-210, future-electrification scenarios, capacity-freeing recommendations, phased cost estimates.
05

P.Eng-sealed delivery

Final report signed and sealed by our P.Eng (registered with Engineers and Geoscientists BC). Council presentation included.

What does CF Electrical do?

We are a BC-wide strata electrical consulting firm. We produce three reports for strata corporations: Electrical Planning Reports (mandatory under SPA s. 94.1), EV Ready Plans (the route to BC Hydro CleanBC rebates), and Depreciation Reports (mandatory under SPA s. 94 and Reg. 6.2). Every report is sealed by a P.Eng registered with Engineers and Geoscientists British Columbia.

Who is qualified to prepare these reports?

Under BC OIC 497-2025, a Qualified Person to prepare an EPR or a Depreciation Report includes a Professional Engineer (P.Eng) registered with EGBC. Every CF Electrical report is sealed by our P.Eng — qualifying us for both Part 3 (complex) and Part 9 (simple) buildings. Concrete highrises, mid-rises, low-rise wood-frame walk-ups, and townhouse complexes are all in scope.

Does CF Electrical do installation work?

No. CF Electrical is a consulting and report-writing firm. We do not bid on, perform, or supervise electrical installation work. Our role is independent — we deliver the report, and your strata hires a separate licensed contractor for any installation that follows. This independence is by design.
